The Garden Theater Place project, which will be mostly new
construction, will be built on sites currently occupied by
three (3) adjoining buildings located at the corner of W
Lexington Street and Park Avenue in Baltimore City. The existing buildings are 114 W Lexington Street, which once served as an entry to a theater, called The Garden; 116 W Lexington Street, the former Ann Lewis department store;
and 207 Park Avenue, a former commercial building.
 
The existing facades and building envelopes of 114 W Lexington and 207 Park Avenue will be preserved because
they have been deemed to be historical, but the interiors of those buildings will be demolished. New construction will
be built above these two buildings. The existing building at 116 W Lexington street will be demolished in its entirety.
 
The new development will be a mixed-used development
consisting of a first floor (street level) of commercial use
spaces with 6 floors of multi-family residential units above.
there will be  7 residential units per floor for a total of 42
residential units. The residential units will be a mix of
studios, 1-bedrooms and 2-bedroom apartments.
